Following major updates to the Property Council Office and Industrial Leases — and with the Retail Lease revision set for release in Q2 2026 — we saw an opportunity to create something new: a streamlined, short-form lease that carries the same trusted DNA as our long-form templates, while being immediately usable across all commercial property sectors.
Building on their work from the major lease reviews, Heath Brunton, Ed Crook and Jane Holland worked together to create a refined and simplified document. Their goal: ensure the template reflects today’s industry standards while meeting the practical needs of owners and tenants in office, industrial and retail environments.
The result is a user-friendly, ready-to-go lease that’s aligned with the broader Property Council suite.
Based on the Office Lease, the Multi-Sector Lease has been carefully pared back, removing some of the more detailed provisions, simplifying processes and adjusting commercial positions to support wider adoption. Where specific clauses apply only to certain asset classes, this has been made clear to avoid multiple versions or cumbersome optional sections.
Members now have access to a market-aligned, streamlined lease that still goes deeper than many short-form alternatives.

Terms of Use
- This Standard Multi-Sector Lease (“Lease“), has been prepared by the Property Council of New Zealand Inc (“PCNZ“) with input from its professional advisors, solely for use by current members of PCNZ (“PCNZ Members“) in accordance with these Terms of Use.
- PCNZ owns all intellectual property rights (including copyright) in the Lease template and retains such rights at all times. The Lease must show the following statement on the first page: “Copyright in the Property Council of New Zealand Inc (“PCNZ“) standard form of lease is owned by PCNZ and has been reproduced and adapted with permission of PCNZ”
- The Lease may not be sold, shared, transferred, distributed, or made available to any persons or parties who are not PCNZ Members, except that the Lease may be shared with professional advisors of PCNZ Members and with parties to any proposed transaction based on the Lease and their professional advisors.
- PCNZ:
- accepts no responsibility for the use of the Lease;
- accepts no responsibility for ensuring that the Lease is suitable for the intended transaction; and
- will not be responsible or liable for any claims, damages, loss, expenses or any indirect or consequential losses of any kind suffered or incurred by any person in connection with the use of the Lease or any incorrect or improper use of the Lease,
and any person using the Lease shall be solely responsible for any such claims, damages, loss, expenses or any indirect or consequential losses.
- The Lease may be modified by the user.
- Any PCNZ Member using the Lease shall cease to use the Lease in the event they cease to be a PCNZ Member. However, both that person and any counterparty may keep copies of any lease entered into based on the Lease.
- PCNZ is unable to provide any instructions or advice in relation to the use of the Lease or in relation to any terms in the Lease.
- Any person using the Lease is recommended to obtain legal advice on the terms of and use of the Lease.
- Use of the Lease is subject to and governed by the laws of New Zealand.
