Project of the Month | An award winner with a difference

As the Supreme Winner of the 2017 Property Council New Zealand Rider Levett Bucknall Property Industry Awards, the Sistema Manufacturing Facility may seem like a decidedly un-sexy choice for such a prestigeous title. But "never judge a book by its cover" - there is much more to this world-class facility than meets the eye.

Sistema’s new facility at Mangere represents a bold stake in the ground in the fiercely competitive global plastics industry. Located on a 10 hectare site and involving 51,500m2 of manufacturing, storage and distribution area, plus 3,500m2 of high-quality corporate office space, the building rivals the very best industrial facilities found anywhere in the world.

The design features a strong operational focus, carefully considering all aspects of work flow, future flexibility, divisibility, and expansion. This attention to detail ensured a smooth and logical flow of materials, people, and resources through the production process, facilitating the efficient operation of the business. 

The project concluded in October 2016. Thanks to the integrated design and delivery approach, however, Haydn & Rollett was able to hand over large areas of the facility earlier in the 14-month build, allowing the client to get on with its process fit-out.

The completed building is impressive, not only for its sheer scale, but the quality of the design, materials and finishing. From the outside, the curved lines evoke the trademark Sistema ‘Klip’, while the interior is strikingly white, an aesthetic that speaks of crisp efficiency and high standards.

Driven by a need to consolidate five separate sites into one integrated factory, Sistema now has a future-proofed facility that can accommodate significant expansion of its business. What’s more, it has a world-class building that makes a clear statement about its ambitions, a 55,000m2 stake in the ground.

These standout attributes were recognised by Newell Brands, a US Fortune 500 company that recently acquired the Sistema plastics business, and in the process signed a long-term lease for the continued occupation of the building.

The judges credited the building with pushing the boundaries of design and functionality, displaying the innovation and attitude that has made Sistema Plastics a world leader.

“The project is truly world class and demonstrated a high level of consultation and collaboration between the design teams, builder, and occupier, to create a building that is exceptional and fine-tuned to meet the end to end operational requirements of Sistema,” said Andrew Evans, Chief Judge of the 2017 Property Industry Awards.
