Have your say in our 2025 State of the Industry survey
The bi-annual Property Council Sentiment Survey is currently open and is a key tool in understanding how our sector is feeling, where the challenges lie, and what priorities matter most.
This survey will examine
- How the state of the industry has changed (over a 6-12 month period); and
- Upcoming challenges or opportunities you foresee in the industry.

Waipā District Council Draft Long term Plan 2025-34 and Local Water Done Well Plan.
Property Council is submitting on Waipā Council’s draft Long-term Plan, opposing an increase to rates and development contributions. We are deeply concerned about the impact the proposed increases will have on development in the area, especially in light of the Central Government announcement to overhaul the development contribution scheme in four months’ time.
We are also submitting on Waipā Council’s Local Water Done Well Plan and are supportive of their decision to establish a CCO to help better manage three waters.

Meet Junior Advocacy Advisor, Bella Leddy

As Property Council’s Junior Advocacy Advisor, Bella supports the development of policy and advocacy initiatives that reflect the real-world experience of our members.
With a Bachelor of Laws and Politics from Otago University and previous experience as a policy intern at the Department of Internal Affairs, Bella brings both a sharp analytical mind and a genuine passion for public policy. She’s particularly energised by engaging with members to ensure our advocacy is grounded in industry insight and practical solutions.
Extroverted, thoughtful and service-focused, Bella thrives in roles that connect people and ideas. Outside the office, she channels her energy into teaching group fitness classes – including yoga, Pilates and spin – and is always up for a good political yarn.
